Jacki Troxel is the owner of Show and Sell Home Staging MN LLC. After receiving her Bachelor’s Degree from the University of Minnesota, she taught Family and Consumer Science for many years. Teaching housing and interior design ignited her interest in home staging and she decided to make it her next career. Since then, she has been trained in Interior Design at Madison College and has earned her Accredited Staging Professional certification. She is an active member of the Minnesota Accredited Staging Professionals chapter, as well as the International Association of Home Staging Professionals (IAHSP). Jacki participates in continuing education to ensure that she successfully stages homes for the current market. She is committed to helping realtors and home owners in the Minneapolis metro area sell their properties faster and at top dollar by giving the house a “model home” appearance, which will appeal to the broadest range of potential buyers.

Why do homes need to be staged?

Even if you have decorated your home beautifully, staging your home by an Accredited Staging Professional (ASP) is crucial to marketing your home for sale. When a home is professionally staged, the true character of your home will shine at its best. Staging is important because the focus is placed on the positive features of the house rather than your belongings, as beautiful as they may be. Staging is NOT decorating, fluffing, interior design or redesign. Rather, home staging is detailing, decluttering and depersonalizing. Because homeowners have often put so much of themselves into their homes and are therefore emotionally involved, it can be difficult to objectively view the house from the buyer’s eyes. A trained and objective eye is necessary. Show and Sell Home Staging will give your house a “model home” appearance so that potential buyers can “see” themselves living in it!

As with any product for sale, you must package it so that it is attractive to customers (in this case, the home buyer,) because you want them to choose your house over the competition’s. All Show and Sell Home Staging services begin with a free initial consultation. Jacki will discuss your needs with you and provide the service that will affordably meet those needs. Jacki is happy to do as much or as little as you would like, and to work within your timeframe and budget. Every house for sale can benefit from staging and Show and Sell Home Staging will provide you with the service that is right for your property.

Walk and Talk Consultation

The Walk and Talk Consultation consists of a tour of the home along with you. Jacki will provide a professional assessment and give recommendations for enhancing, updating, and highlighting your property to appeal to the widest array of potential buyers. During the process, you will be encouraged to take notes on Jacki’s recommendations. This is a quick, cost effective service for the homeowner who feels comfortable to handle staging themselves.

INVESTMENT
$125 for a one hour consultation with the seller. Additional time may be added for $50/hour.

Hands-On Consultation

This is similar to the ‘Walk and Talk Consultation’ except that Jacki will actually jump in and do some of the work alongside you. After giving the staging process a kick start, Jacki will leave you with a detailed plan to finish the job. When you are finished, Jacki will return and fine tune the look. This is a great option for those who are ready to roll up their sleeves and get to work right away.

INVESTMENT
$250 for up to four hours of time.

Full Staging Of Occupied Homes

Moving is a busy and stressful time for homeowners even before you start to think about preparing your home for sale. Jacki will efficiently stage your home so that you can stop stressing and focus on moving to your new home. Most homes already contain the furniture and accessories needed to create an attractive space that will appeal to potential buyers; Jacki will use your furnishings and accessories to stage the house to achieve the most dramatic effect. This may include decluttering, organizing, depersonalizing, and rearranging of furniture and accessories. This option keeps costs down and profits high.

INVESTMENT
Starts at $350. Price varies depending upon amount of work to be done.
